A community’s need for affordable housing is a material planning consideration which must be taken into account when determining relevant planning applications. National planning policy requires local planning authorities, through their development plan policies, to ensure the provision of affordable housing on relevant sites to meet their communities’ needs. Where appropriate, planning conditions and S106 agreements may be used to assist in the delivery of affordable housing, recognising specific viability issues on a site by site basis.
