Under Part 1 of the Housing (Wales) Act 2014, Landlords of private residential properties are required to register with Rent Smart Wales (RSW). If a landlord has not registered when required, RSW will not be aware of this unless they have evidence of non-compliance. This could be information from a third party, such as a tenant or a local authority. When Rent Smart Wales have information about a non-compliant landlord, they will follow-up themselves, rather than involve the local authority, but the local authority may be informed if there is evidence of breaches of other housing law.
